Emirates Hills has topped the list of Dubai’s most expensive homes since the first residents moved there in 2002.
Perhaps the only gated community in town that does not feature cookie-cutter houses, the luxury community has another five-bedroom villa for sale with a fancy price tag to match.
At Dh59 million, the 10,000 square foot residence overlooks the Montgomerie Golf Course.
The villa itself is built over a plot of 16,000 sq feet. Another contiguous plot of the same measurement includes a lap pool and a pool house set amid a mature, manicured garden.
The residence comes with a kitchen, a spacious living and dining room and a family TV room that all face the rolling greens. There are also six bathrooms besides a balcony and built-in wardrobes. Despite the steep price, the property will be sold unfurnished and has only light fittings, according to BetterHomes, the agent listing the property.
For motorheads, there is a four-car garage but the owners have the option of public transport – the closest metro stations, Dubai Marina and Nakheel, are around 3 kilometres away.
For families with children, the closest schools are the Dubai British School, Regent International School and Emirates Internatinal School in the Meadows. The villa is also close to a few major hospitals including Al Zahra Hospital and Saudi German Hospital.
Emirates Hills features 634 villas with some plots measuring up to 58,000 square feet; it is separated into six clusters.
Judging by the recent slowdown in the market, now could be the time to buy. The value of Dubai property deals fell 7.6 per cent last year compared with the previous year, according to the Dubai Land Department.
The total property transactions – sold or mortgaged – were worth Dh218 billion, down from Dh236bn.
Prices of five-bedroom villas have also been falling at some of the other popular villa locations in the emirate including Palm Jumeirah, Arabian Ranches and Jumeirah Park, according to the BetterHomes property price index.
